Pinetag's Plot - 43 acres in Virginia

Well after years of following along with everyone else's property tours I finally get to start one of my own.

We closed yesterday on 43 acres in central Virginia. The property is almost entirely made up of flat river bottom that is covered in mature timber with the southern property line running along the Willis River and a small creek separating the upper 20 acres from the lower 20.

There is an old single wide trailer at the northern most point that we will be fixing up and there is also a small storage shed and an aluminum sided pole barn that my wife has deemed the skinning shed.

After walking the property multiple times and studying aerial photos and topo maps, I have come up with a tentative plan for the year.

There are multiple, heavily used river crossings that should make for some good stand locations.

The river makes for quite a nice view (snow or no snow) and I think that's what sold my wife.

There are some fairly open areas that look like they would make for some decent micro food plots.

I will definitely be doing some hinge cutting to provide better bedding cover but there are a few thicker spots.

I was hoping this was a persimmon but after doing a bunch of research, I'm not so sure. It has some sort of small berries on it and the blocky bark looks similar to pictures I've seen online but it only goes about halfway up the tree.

The trailer is structurally sound but not very pretty so we will be cleaning it up and turning it into a little weekend getaway. It has electricity already connected, an oil furnace, an old central AC unit (which we're not sure if it works), a functioning septic tank, and a non-working well. I added into the budget to drill a new well so we should be getting that done soon. It already has a chimney and piping for a wood stove, which I have always wanted.

Based on what I've seen this will make for a good stand location, where the creek meets the river.

There are some beautiful views as you're driving up to the property. Unfortunately we can't see this small mountain (far off in the background) from our place but it's not far away.

I noticed some places are getting fruit trees in so I'll probably pick up a couple this week. Can't wait to start planting trees!
