Stone Branch, build it, they will come.

"That was a timely post. I still have a few weeks on my KY contract however I did contact my real estate man for the sellers and explained what is happening and asked about a possible extension. He expressed grave disappointment on behalf of the sellers over the two or three week delay and would have to find out. I guess 2 or 3 weeks after having the property on the market for 2 or 3 years is a big deal. I still would like to have the property but if not there are a lot of easier properties out there on the market and I'll have the cash ready going into an economic down turn."

I have spent a lot of time recently on an internet property search but nothing really has tickled my fancy like Stone Branch. I found out yesterday that I have a built in 30 day contract extension if needed on Stone Branch so we're still in the works.

Good deal on the extension if needed. I'm looking forward to seeing you do your thing on that piece of land.
 
I went down on Monday and Tuesday to hear the banjos.

so I told the real-estate man that they will need to steal my trailer too before the close.

The neighbor says that they want to come back and get the truck, I believe a 1951 Ford. They pretty much took all of the metal that they could pick up leaving what was too heavy or stuck in the ground. They took a metal wood stove out of the house but left the rest of the furnishings.

All you need to do is built a platform next to the trailer and get a crane to lift it up for you - instant tower blind!!!
 
I stopped and met the neighbor on the way in. At first I thought that he may be preparing to draw on me. We had a good conversation and he provided me with a good bit of intel. For instance watch out for snakes, he was almost bit by a silent timber rattler while out mushroom hunting and his lab was killed by one this past summer. One of the first things that he asked me was if I was going to block off the road, as it is the passage between him and the neighbor to the west. I said that I'll be driving through his yard and if we are all good neighbors the passage will remain open. He said good because if I block them the neighbor to the west will block my only access to the top which has a section that goes off of my proposed property.

So I started up the ravine to the south of the cabin

reconnoitering my own access up which I already knew that I needed. While doing so I got to thinking that perhaps I should go buy 80 acres of more civilized ground out on the blue grass where there aren't any venomous copperheads and timber rattlers.

I found one of the old logging roads up and with some reconstruction and added switch backs it will be made to work just fine. My Ford or old Oliver, no, my Polarious, yes. I have been rethinking my goals and aspirations for the top. My Loved One said that she would work on a stash of anti venom to keep on hand for Tank.

In looking at the steepness of those ravines, one of the first things that came to mind was "how would I get a downed deer out of there?" You're gonna have to rig up some sort of pulley system to recover those big bucks! The old logging road looks promising for access to the top.

LoL, my place is less than 20 miles from Stone Branch and the locals seldom miss an opportunity to warn me about all the vipers. I am 7 years in and still looking for a rattler. Over the years I have run onto 4 copperheads while mowing, none otherwise. Not saying they aren't there, but to listen to the locals, you'd think the hills are infested. I've bumped into rattlers somewhat regularly here in PA, so it's not that I don't know what I'm looking for. Maybe they just don't like my place in particular.

Reading about your experience with your realtor made me smile. Pretty sure every place he's ever listed is a hunter's haven, and will likely be gone tomorrow if you don't buy today.

On a serious note, your pics of the inside of that house made me cringe a little. Truth is there's a lotta hurting kids in those hills.

There’s a copperhead or two running around where I am, but they’ve never given anyone I know or dogs any trouble. I’ve never seen a rattler, but hear stories of others seeing them. Hopefully your experience will be the same.

Pine, this property contains the highest point in the area and drains into two drainages. If a wounded buck runs two hundred yards downhill in the western Stone Branch drainage he'll end up in the yard. If he falls into the eastern Polly Moore it will be a pack out. My time in Colorado has prepared me very well for this property.

I've been looking for a rattler all over the United States and I have yet to find one. My potential new neighbor also told me that there are no big bucks in the area. Then he showed me a picture of a net 165 10 point that was killed on the west property line above the house and a 200+ that ran the hills and was spot lit 3 days before gun season just down in the valley west.

I'm really looking forward to calling this place home. My deal in CO is past all inspection rejection dead lines and appraisal, we're just waiting for his loan.

Ya, the ridge is spectacular and the oaks run almost right back down to the barn yard.
