Well, I bought a farm in Montana. The long term plan is to live there for at least half the year and farm it myself. The short term plan is to enjoy it as much as I can (from South Carolina) and prepare for the future. Retirement is about 20 years away.

It’s about 157 acres. 90 acres is tillable (52 with flood irrigation) and the rest is native bush and river bottom ground. The southern boundary is the Yellowstone River. Currently, the farm land is used for hay production (alfalfa mostly). There’s a 2 br house that’s rented out and a farmer leases the farm ground.

It’s got great whitetail, waterfowl, turkey, and pheasant hunting on it currently. I bet there are doves in the area, too.

Not sure what I’m going to name it.

It’s in Zone 4a - I’m going to need serious advice about what to plant. I’m looking to plant screens and mast/fruit trees. The entire property is fenced, but I’d like more privacy from the neighbors.
 
Looks like a dream property Cutman. Congratulations on your new home.

PS - Zone 4a is a cold one, and not just any fruit tree is going to work. I would recommend contacting Ryan at Blue Hill for some guidance.
 
Congrats on the investment! By the way, I'm glad you started the post with "I bought a farm" rather than "I bought the farm". :)
 
Thanks, yall. It’s pretty exciting. I may have lost my mind, but my ultimate goal is to live out west, and I’m worried about what land is going to cost in 20 years. Seemed like a good idea to buy while I could.

The west is interesting. I toyed with the idea of retiring out west to enjoy all the public land OR buy a property on the east coast. Never considered buying a property to manage out west.
