but any advice for property line stands? Not just on the property line but facing into my property? I took one last look at the property I’m closing on in 2 weeks and noticed a set that looks like maybe they were videoing but the lower stand is literally in the tree that makes up my line and is facing directly into my woods (he has a cattle pasture behind him on his land). I don’t want to get ugly but I will and it pisses me off. Yeah I can go talk to them but it’s the principal, the land has always been privately held and hunted by the family I’m buying from for the last 30 years.

If the stand is on their property, you're probably gonna be told there's nothing the law can do unless you catch them shooting across your line. In Texas it's against the law to let a projectile cross into the neighbor's property, but you have to have proof. Personally, I would not object in some situations, especially if the setup looked like they were shooting toward their property. The place I just sold had three stands on or close to the property line, and I placed them there. The reason for this is was twofold, so we could manage the wind both hunting and coming from and going to the stand, and it let us hunt from the outside in so as to keep traffic down in the middle of the place. I don't see much difference in shooting a deer that came from the neighbor a 100 yards from the line or 300 yards from the line. Conversely, deer from my place go to the neighbor's on a regular basis. It ain't where they've been, it's where they are that counts. Just my two cents.

Edit to add: All three of the stands I mentioned are rifle stands with no windows facing the neighbor's place. Can't shoot what you can't see.

Yeah I mean I wouldn’t even care if the stand was on the line and looking into his property but it’s not. If he fell out of his stand he would be on my land!
I’m gonna move one of the box stands the property owner left right next to his and post every tree in the area to let him know I’m not on board with this.

Also not a fan of fence line stands...most folks don’t have enough self control to not shoot over them if they see what they want on the other side...I do not have a single set I can see my property boundary from and neither do my neighbors...

I’m torn on this. As long as someone’s stand is 100% on their side and they are not shooting deer across the property line then they aren’t doing anything wrong. Unfortunately a few big assumptions there.

I found 2 sets on my side this summer after I closed on my place. They were both within 10 yards of the line but clearly on my property. I eventually got in touch with the hunter and he took them down without conflict.

I try to access at least some of my spots along the border so my scent blows into my neighbors property. Can’t blame them if they’re doing the same to me.

I’ve started putting multiple cameras in lock boxes pointing right at the stand including broken cameras as bait. Working cameras are on video mode. Most folks don’t like the scrutiny.... In addition to the above, I post some new signs I had printed. They read: This property is legally posted. Your “claim” that you didn’t know is not a legal defense. You will be caught, prosecuted and sued. I place these facing the stand.....

Our terrain and old fences dictate where the property lines are. Some of those fences are in places you’d never expect them to be. Just a few of them are nice straight lines.

I have a few stands close to the line that I won’t hunt during our gun season. I’d rather be away from everyone then. I also have a food plot that is close to the line.

As far as advice goes, if it bothers you, what elk described above is a great option. If it’s a good spot, I would setup a stand and hunt it early.

Thankfully we have good relationships with our neighbors and haven’t had to deal with this.

A lot of good suggestions already mentioned. I would try to find them and talk to them first, more than likely this is a long term investment for you and you want to start off on a good note, not start a conflict for the unforeseeable future. Also, maybe the person your buying from didn't mind if the neighbors hunted like that. Like others have stated, if they are on their side there's nothing you can do. Could you drop a few trees to block their view if a reasonable resolution can't be agreed upon?

I talked with my neighbors first....and on both sides, they continued to trespass on me....for 3 years. I talked to them repeatedly and sent certified letters with photos. They were ignored. I had to put my asshole hat on..... My regret is the lost 3 years..... Dishonorable people will abuse good will. I’ve had to prosecute everyone I’ve caught and told everyone in the area I was suing who I caught next. I’ve still got a couple camera traps to check, but so far, I’ve found no evidence of trespassers. It’s a hard judgement call.... I would do about anything to help a neighbor in need, it’s who I am. However, I realized I’d have continued problems from all neighbors if I didn’t get aggressive. Different folks have different values and it’s sometimes a mistake to assume honor exists where it doesn’t.

I know that man who I’m buying from and he would not have let that happen but he was old and never went to this areas of the property. I’m gonna attempt to find out whose stand it is but it’s a large family with several tracts of land. I’m gonna post the tree right in front of his face and if the stand isn’t moved to where it isn’t looking on my side of the property there will be a giant tarp with NO TRESPASSING written on it stretched in front of his face! I have ZERO patience for trespassing!

I have fought exactly what you have described. At the end of the day if they are on their property I'd tell you to pound sand. I have a couple of blinds along fence lines but as mentioned above you can't see out the back. It really comes down to deer travel. This is a great opportunity to NOT be THAT neighbor. You will be considered the new guy in town. Don't purposely create a situation to where y'all have competing interests. Things will get out of hand quick resulting in a sour experience for both parties. I know first hand I have gotten the change I wanted with kind words and honest intentions.

I've had neighbors on the west and south of me paint their trees with purple paint indicating to me that they suspect I might not know (or care) where the line is. To tell the truth it pisses me off a little, as if they think I'll be tresspassing. But, after a little reflection, I understand that they have a right to paint their trees, just as
I have a right not to paint mine. My line is not posted, because I know my neighbors know where the line is, and if I catch tresspassers, I'll deal with that appropriately.

^^^^^Disagree. Please remember this is just me. There is nothing worse then seeing a young deer killed by a neighbor. I'm fine with a mature deer since it takes a neighborhood to grow them. I use to have a ton of trespass issues with one particular neighbor until I swallowed my pride. There's no secret where I live on what deer roam our place. This one neighbor in particular will only shoot mature deer but only has 80 acres to do it. Some years it works out and he gets his target deer most years it doesn't and the deer he is after is killed by a not so friendly neighbor. I pretty allow this guy to hunt my place if he's after one particular buck. It's my way of saying thank you for being selective on his harvest. Thank you for putting in summer plots. Thank you for feeding year round. We're all on the same team. We all have a drive to makes us want to be outdoors. For the love of God's creation try helping a neighbor inside of hindering him in his pursuit. I promise you, the reward you get in having them harvest their buck of their dreams is almost as great as if you shot him yourself.

It looks like the set it up to video with a loc on above the other in the same tree. I THINK there is an outfitter that operates in the area. Regardless it isn’t gonna fly with me. They can accuse of me of starting a war if they don’t do something about it but it’s a hill I’m willing to go down fighting on!
With that said I would think any rational person would understand my complaint if i showed them the issue. Bad enough you are literally on the tree with the barbed wire fence on that defines the line but you are facing my line directly. You couldn’t even shoot behind you if you tried cause the higher stand would block your ability.
