Experience Buying Remote Land in Alaska with Owner Financing?

Hello everyone.

Has anyone here purchased remote land in Alaska through an owner-financed deal? I’m looking at a few off-grid parcels that advertise no credit checks and flexible monthly payments. It sounds ideal, but I’m curious about how smooth the process is.

Were the contracts straightforward? Did the seller follow through on promises? Any issues with access, zoning, or title transfer? I’d love to hear from someone who’s gone through one of these purchases

especially if you’ve lived on or developed the land.

Any tips or things to watch out for would be appreciated!

I have not purchased land in Alaska but I've purchased land elsewhere and witnessed a few scams. So this is more than one parcel for sale? Like someone subdivided land outback somewhere? Might this be similar to the people selling timeshares 30 years ago that people spent the next 30 years trying to get out of?
If it's legit and the land is accessible and something that you can get some use out of I don't see anything wrong with it. One thing important, I'd never buy land without looking at it first.
 
From my perspective, the answer is pretty simple. Any land purchase will require some kind of closing. I want to be represented by an attorney in any type of real estate transaction. I would hire an attorney that practices in Alaska and does real estate closings. I would make an offer through them. An attorney will be able to analyze the fine print and let you know what the flies in the ointment are.

The land is Owner financed because it has to be. Off grid parcels are only worth pennies tot he open market and thusly banks will rarely finance them because of the nonexistent collateral value. The only way for the last guy to get out from under land with little to no access is to self finance. There are many, many roadless parcels available.
