Would this be a good property to buy?

One of my friends told me about this property that will be sold over auction. He knows the guy that owns 40 acres right beside this property and he said there are a lot of deer around there but not as many hunters like we have here in PA. This property is in Southwest MO.
We are interested in bidding on this property. We're planning to do a hunt in OK. this fall and we would hunt this property on the same trip. (MO. rifle season starts a week before OK.)
There is a pond in the center of the property and a creek on the left side. Where do you think would be a good spot to set a stand just by looking at the pictures?
Would it be worth bidding on this property?

Man, I don't know. Looks like road access is good. It is subject to easements. Do you know of any access easements thru the property?
Some woods in the back portion of the 19 but look at this wider angle picture from Google Earth. Lots of open land around, not much timber.

I looked at Google Earth too and had the same thoughts as Lak about the openness of the surrounding area.

If hunting pressure is light and no poaching goes on, an area like that can be good, but if the local culture about things like that is bad, I would bet on you not being satisfied with the hunting there. With all the nearby houses, it could be bad for roaming dogs too. I assume you wanted honest opinions, and my first impression is not a good one. If that was in KY, I wouldn't be interested in it at all.

But the truth is that no one here can really answer your question for sure without knowing a lot more than we know.

Thanks for the honest answers. I want to get more information about that area but I agree with you it's just a small property and it might not be a good one. I wouldn't want to buy something that far from home and be disappointed.
 
Mostly I agree with what been said. And certainly would ck out neighbors. But.... I sometimes hunt a 30 ac tract with high pressure in county of prob 20+ hunters/sq mile. My son has shot a great buck from the same tree for15 years there. I have a friend that has 20 ac and he shoots his buck opening day nearly every year. Both these places hunt good because the surrounding pressure drives deer into the funnels. But these are rifle kills,and bow not quite as secessful with buck quality. That land you show does have some potential funnels that might work if you hunt well and keep pressure low. Never know, ck it out. Good luck.
 
Based on the satalite map I saw there is much better cover south of this property.....and that is where the majority of the deer are going to be. That means that this property may hold a small number of deer, but you are going to need to be able to be patient and wait for those other deer to come to you. That means your neighbors and how they hunt will have a big impact on what you can and can't accomplish. 20 acres also is pretty small. Maybe enough for one hunter in my opinion. The cover north of you is pretty scattered as well. Also consider the lay of the land and how you would access it - because access is gong to be VERY important when hunting a small property like this. This property seems to be on the fringe of what looks to be pretty good stuff.

I personally would pass. 20 acres isn't nearly as big as it may sound.
 
Property always gets "smaller" the longer you own it. I feel like I know every tree on my place. 20 acres wouldn't peek my interest as far as a hunting tract is concerned. Same view out of the same stand over time can get monotonous regardless of how good the property is.

That piece is less than 5 miles from my property. 20 acres isn't much land, but there are a lot of deer in the area with a few 160+ taken in the area each season. A lot would depend upon neighbors. Going rate is between $1500-2200 an acre. Anything less than $1200 an acre is a great deal.

I don't think I'm going to bid on it since it's only 20 acres and I would love to buy something closer to my area.
I have an idea. You should buy this 20 acres and do some work on it and I would pay you to let me hunt for a few days this fall on my way to Oklahoma or would you know of a place where we could hunt for a few days? That would be awesome to get a MO. buck.
 
Gonna take more than a few days hunting lease to pay for a $30k piece of property that I don't need...lol. Plenty of Mo outfitters up North that would love to have your money though :).
