That's a slick looking job. Now you need to buy a good metal detector and look for old coins on those sites after you get them cleared off.
This job was crazy...I pushed tool boxes full of tools, boxes of ammo, a drill press and no telling what all off in the holler. It was the guys property and I just pushed it all...it’s crazy but I just do what I am hired to do...
 
I'd love a dozer!!!. Maybe one day when I retire (little retirement side gig) because I'm sure If I bought it before then I would never get off of it and it probably would cost me my job. nice work and love those plots of yours
The one thing about equipment is when everything is right it’s an awesome thing...when something is wrong you have to roll up your sleeves wherever it happens to be sitting most times. Right now it is home but that is a rarity...when it is here I seldom use it because I don’t want to break something before I get the customers taken care of...I have not been advertising and right now I am sitting at 5 jobs scheduled. They come quick so just when you see a little light coming your way a new batch pops up...good problem to have.

Land here is now out of sight...if we had not bought ours back in 2014 I fear our dream of land ownership wouldn’t have happened. 160 acres of pasture down the road with an old farmhouse is 1.1 million. 20 acres landlocked 3 miles from here is $180,000...The marijuana growers have caused land to sky rocket here by coming in with lots of cash and buying any parcel they can find that is 10 or more acres...it is a sellers market for sure but the issue is you can’t find anything to buy if you sell...

I mentioned the ammo to him but he said it was sold and been wet so much that most of it wouldn’t fire...I don’t know if that was true but just what he said...

Legal. Lots of grow houses popping up. The guy from the electric coop was shocked when they came to our place for a bid. He said I’m one of the few people that has called them that hasn’t been installing electric for a grow house. Apparently OK license cost is a drop in the bucket compared to what the legal growers were paying in California. Im hearing it’s about 1% of the Cali license. Sounds the state is leaving too much money on the table. The growers are able to overpay for the crazy land prices because they are saving so much on the license.
We’ve owned our place for a year and the price per acre has gone up 50% or so. It’s been driven up by the growers

I’ve heard of this happening at one area of our state. Oddly enough in the same area where bourbon is made. A guy showed me on farm that brought $10 k per acre and there was nothing special about it. I guess this is the future.
 
Yep legal...$5k permits and fees gets you going here in Oklahoma. It’s $100k just across the line in Arkansas. Most of the growers are foreigners...Chinese, Vietnamese, and Eastern Europeans with a few middle easterners as well...

Years ago a family got in deep trouble w a bank scam that the feds eventually shut down. They had buried tons of collected sports cars, motorcycles , jewelry, etc trying to hide it from the feds.
Maybe you were just ridding some evidence or bodies!!! Lol
Your land prices jump scare me as we have legalized that Weed growing also here. Gonna hurt the private enterprise growers near me if you know what I mean. Got a detailed description of Weed maintenance from guy loading my fert at feed store when I joked I was fertilizing my weeds! Interesting conversation. He even warned me that currently the SP were doing heat sensing flyovers checking illegal crops.

The amount of money/out of state money in these Oklahoma grows is insane. 100K for 3 phase electric, half million steel buildings, 100k for 25 AC units, all in cash. It's sad because if we wanted to buy our own family land we can't because it's worth too much.

One positive is I already am seeing some turnover at these sites. At some point there has to be too much supply and not enough demand.

I agree - that is just insane. It’s probably going to be like that at a lot of places before long.
 
Is there really that many dope heads in OK to support $6,875/acre let alone $12,000/acre? I doubt it. When the supply begins to outpace demand the price of bud falls to the point where it is cheaper to buy it than grow it. I know people in Michigan that are so good at growing it that they can't hardly give it away. In the 2 years that I was in Colorado I saw the cost of flowers fall about 80% in a tourist town.

These are commercial grows...10 acre properties with green houses from one end to the other...even though it is not supposed to happen our Marijuana ends up going everywhere. It’s only supposed to be for medicinal purposes but that is a joke. Anyone with $200 can get a medical use card and smoke all they want...it’s really sad!
 
What a crazy change of direction for your property tour Okie! Maybe the Mrs. and I should be looking to buy some cattle ground sooner rather than later! Of course we're in Kansas, but if a red state like OK can go this route, I'm sure money hungry politicians in Topeka can do the same.:rolleyes::(

If you have the means you need to get it done before they legalize weed in your state...the heck of it is also the Biden admin gives farmers a lot of assistance...as long as they aren’t white:rolleyes::mad:
