Soooo... The land is perfect and abounds with huge bucks, but you are considering going in and changing things? Are there not enough big bucks to fill your harvest needs? Does it "need" changed?
I have a similar situation to pacahunter without as large deer. I’m debating hiring an excavator and adding a food plot on it

I had an opportunity to discuss my situation with Jeff Sturgis recently. I’ve gone back and forth since my food plot will be close to prime bedding area

His advice was he’d add it because I can get in and out without disturbing deer. It will be a small staging 1/4 acre type plot. It will add edge and security food and still leave me plenty of cover

I debated over and over should I leave well enough alone

Some of my buddies in your area have hired Sturgis and not been completely satisfied with him. Jim Ward has been great—have you looked at him?

I’ve met Mills a few times and he’s a friend of a couple of friends. Don’t know anything about his recent land purchase; however, it’s tough to pass on buying adjacent (or very close-by) land in the event that it becomes available and you can afford it. If the $1.1 figure is correct for 200 Acres, it’s not too far above the $3500-$4500/acre mark that seems to be par around here, except for being logged off.

PS: From what I’ve heard, the Mills Family sold FF off to a group of east coast investors a couple of years ago. The original family is no longer involved.
 
Ok. Didn’t know they sold. Bet they can easily afford $5500/acre

Another 150 acres of woods sold to Flanagan’s north of comet road. $800K for 150 acres

I’ve heard Tigerton lumber company has their price set above $5300/acre. They play a big role in determining land values in the NW corner of Waupaca County

I’ve made one offer on a 40 for $5500/acre this year and was turned down. I keep thinking I should raise it but can’t get myself to do so yet. You have to believe land has peaked and will be flattening
 
I wonder who they bought from? The prices are high in the northern part of the county, but higher closer to Hwy 10. It’s kinda no mans land in the area bulls talking about.
I spent today helping my buddy shed hunt for a 170s class shed. We found one side. The other might still be on his head. Lol deer are in great shape.
I think land flattened out around the recession, maybe dropped a little, but seems to be climbing right now.
 
Tigerton lumber company. They have a huge block -8000 or so acres NW Waupaca/ SW Shawano. All under trophy management

IMO they set the market price in the area
 
If I had the money of those fleet farm boys I would buy more than 200 acres. I know there was tigerton land at the east end of Kluck rd, is that where they bought it?

Thanks for the info. I just got an 80 under contract adjacent to my Waupaca Co. parcel for a little over $4k an acre--all nicely wooded and not logged in my lifetime. Was worried that I overpaid, but was willing to because adjacent land rarely seems to come up for sale. After hearing you guys, I think the deal was probably fair on both sides--no broker's fees for the seller. Its initially tough to swallow paying that much for a hunk of hunting land: Its like buying a house without getting any regular income stream in return. Starting to think that its probably not a bad investment--maybe not the best, but at least my family can walk on it, hunt it and enjoy it.

Close. They are off of Comet Rd. Comet Road dead ends to the East of Kluck. There property is on the south side toward the dead end

Yup, I love that barn at the end. That has a heavily guarded distillery during prohibition. There is very narrow shoot windows like in castle. I think it’s all planted in trees now and you can’t see it from the road.
Unless you bought swamp land wak , that wasn’t a bad buy. Good for you
