this morning I'm filling up my final load, #2 and heading for Michigan. My first load and Machines landed safely in Michigan. My buyer backed out of our contract a week before close. He never did sign our inspection resolution and came back with a revised inspection objection. He now wanted a new roof, deck, siding, and driveway. I'm not sure why he didn't request remodeled baths and kitchen. I have a new interested buyer but no contract yet.

me and Tank landed in Grass Lake 4 mountain time, 1530 miles, 27 engine hours, 29 1/2 total. We are back in the country, I may have to pitch that wall tent in the cedars here in a few days. As long as there are red squirrels nesting in the wall that need to be shot out of the yard, I'll have usefulness.

I’m in the same boat. Just purchased some land in Kentucky and close the end of this month, I’m 6 hours away from the property. Found this forum very informative. Cannot wait to begin the journey. Will be following along with your work.
One thing I may have missed, how many acres are you working with there?

So what county in KY is your new property located? You must be from GA.

I lived in Waycross, GA from 1976 to 1979. Good place to play tennis 11 months of the year.

Hey Wayne. Yes sir from north ga, Gainesville to be exact. My property is in Muhlenberg County.

I've been eyeing KY for quite some time. The 8 or more hour drive for me has kept me from getting too serious. Just not sure I'd be happy only having time to hunt (not manage and manipulate the land).
 
I think one of the first things you need to do is plant a pear tree! Surely someone here has some scions from your old tree in Iowa. I wish that your Iowa threads were still around. That was my favourite property thread. I guess since I am only about an hour south of there I could relate to it. I have a cousin that owns 790 acres in Van Buren county but I can only afford non resident Iowa tags every once in awhile or my wife would kill me.

Everyone seems to want a $325k house for $225k.

FIRST thing I'd do on that property is find me a place to build a trout pond!

There is one small area of canneyville silt loam that would hold water on the top, the rest are deep, porous, well drained soils. A cold water supply might be problematic too. It is johnney darter habitat.

They are getting ready to open flower shops here in Michigan. I think for buyers in Colorado, perhaps a couple of hits on the meth pipe might do the trick.

I'm still setting on a seed stash, pear seeds, weedlings, in the fridge.

G...I have always believed that things happen for a reason and you not selling yet will be for the better in the end. Is the seller of the Kentucky property willing to hold it until you sell in Colorado?

That was a timely post. I still have a few weeks on my KY contract however I did contact my real estate man for the sellers and explained what is happening and asked about a possible extension. He expressed grave disappointment on behalf of the sellers over the two or three week delay and would have to find out. I guess 2 or 3 weeks after having the property on the market for 2 or 3 years is a big deal. I still would like to have the property but if not there are a lot of easier properties out there on the market and I'll have the cash ready going into an economic down turn.

YAHOOOO!!!!
