Thanks guys, split toe, being a guy that didn't kill an elk in 3 years I'm probably not the guy to give advice other than enjoy the experience. People do however come here and kill elk. Colorado Parks and Wildlife web site lets you delve into hunter and harvest statistics. Good luck.

Welcome to the forum Ryan. There are a bunch things about the property that stands out for me and says pick me such as.

1. The property is bordered by just two private farms of 700 acres and 150 acres and the rest is a paper company.

2 along the same lines, the property is remote a mile from roads and neighbors in either direction.

3 The survey includes the good stuff, 5 big ravines, central highland, and several ridge tops. A lot of properties in Kentucky have survey lines that run along the very ridge tops which makes for community hunting. This property has a good bit of exclusive ridge tops.

4 A nice patch of unharvested chestnut oaks on the ridge above the house and in between the front two ravines really sealed the deal in my head.

5 The area in general, a B&C county, vast forest to grow old in, riverine environment, rich soils.

Hope everything works out for you and goes smoothly with the sale and closing next month.

Thanks guys, I have been waiting to respond. The results of the second inspection are in, no radon problem, 20 mores things to fix, nothing major or structural and we are still in contract and proceeding to a 12/20 close. I'm starting my move Monday or Tuesday.

G...Really looking forward to 2019 and beyond when your new passion kicks in full gear in Kentucky. As great as CO is climate wise, having your own place and piece of land to develop as you please IMO is about as good as it gets. Plus you'll have Native Hunter to keep you in check!

Is the company land not leased to a hunting club? A large % of hunting in MS is done on timber co leases.

And I may have missed it. Do you have a deeded easement for access?

I, too, hunt in hardwood hill country, with steep ridges and ravines, in SW MS. Though we deal with less elevation between the tops and bottoms than what you appear to have. As you noted, access to the entire property via high ground is surely important. And too few seem to understand it.

There is a hunt club video boosting ten thousand acres in Lewis county. Do hunt clubs post signs? It is 1.3 miles into the property and zero signage.

The road in is a county maintained road to the front door.

Anybody’s guess on signs. Could be that they think your tract is part of their 10k. I bet you’ll nip that in the bud quick, if so.

Ya there are 412 square miles of forest in Lewis county and I see some paper companies lease and some don't. Some paper company lands are treated like public 4 wheeler destinations. I did not see signs of public usage on Stone Branch. I like Kentucky trespass laws, basically if you are on some ones property with out permission you are trespassing, posted or not.

I recently read all of the threads on archery talk and Kentucky hunting forum regarding hunting in Lewis county and the consensus is rough and tough. Plan on seeing about one deer per two days of hunting, one deer per square mile. It's not farm country hunting. Actual statistics puts the population at 2-4 deer/square mile. It sounds like a perfect spot for me to do what I need to do.

My sale here in CO seems to be proceeding without a hitch. My machine shop is on a 40' trailer heading to Michigan and my trailer is hooked up and loaded with load #1 of 2. I decided to get some food, beer, and rest and hit the road in the morning to beat my machines Thursday morning. Another month or so and I should be hiking my property in Kentucky.

Sounds exactly like the big woods properties I hunt including our “Whitetail Hollow”...low deer densities but the chance to take some very nice deer that have never set foot in an opening/nor know what agriculture is...lol

Looks like Lewis is a zone 2 county, which based on what I can find, puts the population estimate around 20-30 deer per square mile. Did you find a recent report on deer density per county? I can’t find anything newer than 2015.

My county has been a zone 3 for a long time, which puts us around 10-19 deer per square mile.

He never did sign our inspection resolution and came back with a revised inspection objection. He now wanted a new roof, deck, siding, and driveway. I'm not sure why he didn't request remodeled baths and kitchen. I have a new interested buyer but no contract yet.

You have the touch in shaping and designing land for deer that few of us can match. I am hopeful that CO gets sold and you land on your ground in KY. I always was amazed at how well you use fire to shape the woods. It appears you will not have neighbor problems on this new piece of property like you did in Iowa.

I am thankful for all that you have shown / taught me about land management. Being an eastern guy I am glad you will be back east sharing your experiences and activities.

Old saying about bad luck or no luck at all. Them damn CO buyers are greedy aren't they???
